Timbers at The Pinery in Parker

After a spring market where buyers had a tough time finding anything available for move-in, Trent Getsch can show you eight different ranches by custom builders that are headed to market, wrapped in pine forest south of Parker—some that can be ready to deliver by this summer or fall.

“From a buyer’s view, this is the best inventory situation I’ve seen for the entire past year,” says Getsch, who will show you custom homes on half-acre to three-quarter-acre sites at Timbers at the Pinery, off South Pinery Parkway east of Parker Road, about 30 minutes from the Denver Tech Center.

Getsch sees no other offerings with that availability of either homes or land anywhere in surrounding Douglas or Arapahoe Counties. Meanwhile, real estate agents  complain of being unable to show clients homes that are ‘right-sized’—with the attractive space that buyers from metro Denver are wanting, after watching their much-older places sell for top dollar.

“This is a chance to see a choice of homes that have the size, the floor plans, and the quality of finishes you’re after, at a moment when you can lock in the price and even customize the features before finish,” Getsch adds.

Locking in a price is doubly important now, Getsch notes. Sales in the Timbers have been brisk all year—another two homes sold last month. “But lumber costs are greatly increasing the prices for new homes, and other materials are following suit,” he says. And land availability, particularly for areas with acreage and pine forest, is another factor that will likely send future prices skyward.

While these eight homes are underway, Timbers at the Pinery also has two custom home sites to see, each of them with trees and backing to open space; and plans another release of sites this fall. “After that, we’re running out of space,” Getsch adds.

This weekend, Getsch can show you a custom ranch headed for completion this summer, by Summerwood Homes—around 4,500 sq. feet of finished space, four bedrooms/five baths, with some finished basement space and a 3-car oversized garage. Right now it’s at $1.595 million.
